Security Deposit
A $1,000 USD security deposit is required. This deposit is fully refundable in the same form it was received and will be returned on the day of check-out, provided no damages or violations occur.

Noise Policy
Please note that Punta Tortugas condominium has strict noise regulations. Excessive noise or disturbances may result in fines issued by the condominium administration. If a fine is incurred due to non-compliance, it will be deducted from the security deposit. We kindly ask all guests to respect the quiet hours and community rules to ensure a peaceful experience for everyone.

Grocery Deposit
If you’d like to arrive to a fully stocked kitchen and freshly prepared meal, we’re happy to coordinate grocery delivery on your behalf. Everything will be ready and waiting for you, so you can start relaxing the moment you arrive. Receipts will be provided both via text and in printed form for your review.

We kindly request a grocery deposit of 10,000 MXN for initial shopping. This estimated amount typically covers supplies for the arrival day and the following day—and in some cases, for the entire stay. Additional funds may be required depending on your preferences and the number of guests.

If the initial grocery funds are not sufficient or additional groceries are needed during your stay, you may either provide funds directly to the concierge or make an additional deposit. The total amount required may vary depending on the number of guests and your food and beverage preferences. However, the 10,000 MXN deposit is generally enough to ensure that the house staff is well-equipped to provide an enjoyable and comfortable experience at the start of your stay.

Guest Capacity
The maximum number of guests is 10, including children. Additional guests are welcome at a rate of $100 USD per person, up to a total of 12 guests.

Children
Children aged 2 and under stay free of charge. For your convenience, we provide two Pack ’n Plays, high chairs, and children’s utensils.

Gratuities
Tips for the staff are not included in the rental price. If you’d like to leave a gratuity, cash is appreciated, and envelopes will be available for your convenience. Alternatively, if you prefer to include the tip as part of a deposit to the owner, we will gladly forward 100% of the amount to the staff. A copy of the deposit and its distribution will be provided for your records.

Concierge Services
Our dedicated concierge is here to ensure your stay is seamless and stress-free. They will coordinate grocery shopping and delivery, manage the house staff for timely meal preparation, and assist with activity planning, including restaurant reservations and outdoor excursions. Before your arrival, the concierge will also work with you to design a personalized menu based on your preferences, so everything is ready from the moment you arrive.

Need a ride from the airport? The concierge can arrange private transportation in a Suburban SUV for approximately $120 USD (we will always check on the cost ahead of time). We’ve been working with this trusted transportation company for over three years, and they’ve consistently provided reliable, professional service. Payment can be made directly to the driver in cash or by credit card using a mobile payment terminal (note: a 3% processing fee may apply for card payments). Please note that we do not earn any commission or fees from this service, it’s offered purely for your convenience.

• Streaming & TV: A large-screen TV in the living room comes equipped with Apple TV, Netflix, Amazon Prime, and ViX.
